Wrap around – Wordsworth Avenue, St Neots

Wordsworth Avenue is situated on the western side of the River Great Ouse, amongst a large housing estate built in the late 1980s to early 1990s. The estate has a series of large detached residential properties with a variety of different orientations and arrangements.  The property is situated on a north to south orientation with the rear garden area completely in the sunshine for the majority of the day.  The clients are keen to rearrange the house internally so as to make the most of this setting and reconnect the internal spaces to the external garden.

The scheme aims to achieve the following priorities include

  • large dining room and kitchen space.
  • games/playroom for entertaining.
  • large living room connected to the garden.
  • an additional bedroom and ensuite for the property.
  • separate utility room from the kitchen space.
  • an obvious entrance with porch.

We have completed three different feasibility options for the clients which explore materials, roof designs, massing and arrangement.  The designs vary in style and aesthetic to give a broad range of ideas. The intention of one scheme was to show an alternative way to extend the house in the form of a loft conversion to the west elevation. We have also explored any issues from neighbouring properties and potential planning concerns to ensure the schemes could achieve permission.

The project achieved planning permission and we are currently on-site with Joseph Construction.
