Rear extension and alterations — Greatford, Stamford

We were approached by a couple to review their semi-detached property in Greatford, Stamford and how best to adapt it to create their family home. The property is a 1960’s brick-built home set in a village outside the market town of Stamford. The house benefits from great views to the front and rear across fields and countryside so the intention is to ensure the clients can enjoy these from their kitchen.

The intention of the scheme was to work within the ‘Permitted Development Rights’ when designing the extension. We then reviewed the depth of the scheme with the clients and agreed to extend over the 3m rule and utilise the ‘Neighbour consultation’ scheme to achieve a comfortable interior. The height and scale of the extension, the eaves position of the roof and the materials are all within the permitted development rules.

The design incorporates the brickwork similar to the existing with key feature detailing in a different finish of brick in colour and texture. The roof slopes up from the boundary to ensure the roof sits comfortably against the neighbour’s boundary. A large roof light is located above the dining area and a south-facing window is located at a high level to drop as much natural light into the interior.

The extension will give the clients a larger kitchen and dining space that is visually and physically connected to the garden space. This is then coupled with a sheltered external brick terrace that will ensure the users have sufficient area to enjoy throughout the year.

The internal alterations will see an additional shower room and bedroom being created within the garage as a conversion. This will then be coupled with some minor alterations to ensure the flow around the property works.
